Dubai Office Market Report – Q3 2026

Dubai's office market remained resilient during Q3 2026, with leasing activity moderating slightly while underlying occupier demand remained steady. Approximately 20,200 rental transactions were recorded during the quarter, down 8% quarter-on-quarter, with new leases accounting for 51% of activity and renewals representing the remaining 49%. Average office rents remained stable at AED 241 per sq ft, reflecting continued demand for well-located, high-quality office space across the emirate.

The report highlights evolving occupier preferences, with smaller office units continuing to dominate leasing activity. Offices below 1,000 sq ft accounted for 66% of transactions, while corporate relocations remained a key driver of demand across local and international businesses. Occupiers demonstrated a growing preference for Grade A buildings offering strong metro connectivity, modern amenities and sustainability credentials. Meanwhile, landlords remained selective, prioritising financially strong tenants and longer lease commitments amid ongoing market uncertainty.

Looking ahead, Dubai's office market is expected to maintain stable fundamentals, supported by continued corporate relocations, regional business expansion and demand for premium office space. Limited new supply in 2026 is expected to support market balance, with development activity increasing from 2028 onwards. As the supply pipeline evolves, prime, well-connected and ESG-compliant buildings are expected to outperform, while secondary assets may face longer leasing periods.
